Carpet Cleaning in Chiswick W4
Hot water extraction for carpets, stair runners and rugs, priced by the room from £36
Carpet cleaning priced by the room
A bedroom carpet is £36, a living room £43, a through lounge £61 and a flight of stairs £41. The minimum charge on any one off carpet job is £67, so a single bedroom on its own is charged at that figure. We use hot water extraction, which means a pre-spray to loosen the soil, agitation into the pile, then hot water injected under pressure and pulled straight back out with the dirt in it.
Chiswick carpets have a particular problem, and it is the water rather than the traffic. Thames Water supplies this part of west London at roughly 300 ppm, hard by any standard, and hard water leaves mineral residue behind when a cheap machine cannot recover what it puts down. That residue attracts dirt, which is why a badly cleaned carpet looks worse three weeks later than it did before. Our machines run a high vacuum lift on the recovery stroke and we make more dry passes than wet ones.
Plenty of the housing here is Victorian and Edwardian with stripped boards downstairs and carpet only on the stairs and in the bedrooms, so the typical job in a Chiswick terrace covers the stairs, the landing and two bedrooms rather than the whole house. Rugs come up off the boards and go back down after, and where a rug is old, silk-backed or hand knotted we say so and leave it alone rather than risk the dye running.
What the clean does
- Lifts ground-in soil from the base of the pile
- Removes the dust mite allergens that vacuuming leaves behind
- Treats most food, drink and pet marks
- Takes out the stale smell that sits in an old underlay
- Leaves the pile groomed so it dries evenly
- Drying takes four to six hours with windows open
When people book it
- At the end of a tenancy, usually with the full clean
- Before a new tenant moves in
- After a spill that has set
- Once a year in a family house with a dog
- Before a flat goes on the market
- After builders, once the dust has settled twice
How the job runs
We look at the fibre first
Wool, polypropylene and viscose behave differently under hot water, and viscose in particular marks if it is over-wetted. We check the backing, test a hidden corner, then tell you if anything is likely to shrink or shade before a machine comes out of the van.
Pre-spray and dwell time
The pre-spray does most of the work and it needs ten minutes to break the soil down. Rushing this step is the commonest reason a carpet comes out patchy.
Hot water extraction
Solution goes in hot and comes straight back out. Traffic lanes get a second pass across the grain, and stair edges get the hand tool because a wand cannot reach a nosing properly.
Dry passes and grooming
Two or three dry strokes pull the moisture out, then the pile is groomed in one direction so it dries without watermarks. We leave the room ventilated and tell you what to keep off it for the next few hours.

Questions we get asked about carpets
How long does it take?
Twenty to thirty minutes a room, plus setting up. A two bed flat with a hallway is done inside two hours. Drying runs four to six hours after that, longer in a basement flat in January.
Will every stain come out?
No. Most food, drink and mud will go. Dye stains, bleach marks and anything that has taken the colour out of the fibre are permanent, and old pet urine that has soaked into the underlay usually needs the underlay replaced rather than cleaned. We say which is which before starting, in writing if you want it for the landlord.
Do letting agents in Chiswick insist on professional carpet cleaning?
Many tenancy agreements ask for it and some ask for a receipt. Since 2019 an agent cannot make you use a named firm or charge you for one, though they can expect the carpets to be returned in the condition the check-in report recorded. A dated invoice from us covers that.
Should the furniture be moved?
Small items are best out of the way. We will shift a sofa or a bed between us, but nothing that needs dismantling and nothing on a fragile floor. Anything left in place is noted so no one claims later that we skipped it.
How often is worth doing?
Every twelve to eighteen months in a normal household. Sooner if there is a dog, and sooner again on the ground floor of a riverside flat where grit gets walked in off the towpath.
