Grove Park is where the flats stop and the houses start. Three beds are £339 and four beds £425, which is the bulk of what we quote south of the A4, while the studio and one bed conversions nearer Chiswick station are £156 and £207. A four bed with two bathrooms takes three cleaners and the best part of a day.
Parking here has one rule worth knowing. The Chiswick Station zone runs Monday to Friday from 10am to noon and covers Grove Park Road, Hartington Road, Kinnaird Avenue, Station Approach and part of Sutton Court Road, so a two hour window is all that stands between a van and a free space. Outside those hours nobody needs a permit. We still check the plate on the street itself, because the boundary of the zone follows the arms of Grove Park Road rather than anything you could guess from a map.
The other local factor is the A4 and the Hogarth roundabout, which separate Grove Park from Chiswick High Road and jam solid twice a day. A morning job here and an afternoon job on the north side of the flyover is a bad plan, so we group Grove Park, Strand on the Green and Chiswick station work into the same half of the day.
